Buying a House Using an Asset Depletion Loan Program

For some homebuyers, qualifying for a mortgage is not really an income problem. It is an income-documentation problem. 

You may have spent decades building a sizable investment portfolio, retirement accounts, cash reserves, and other assets. Perhaps you recently retired and no longer receive a traditional paycheck. Maybe you sold a business, live primarily from investments, or deliberately keep taxable income relatively low. 

On paper, your monthly income may look modest. Your balance sheet tells a very different story. That is where an asset depletion loan, sometimes called an asset utilization loan or asset dissipation mortgage, may help. Rather than relying only on employment income, this type of mortgage can use eligible liquid assets to calculate qualifying income. 

For financially strong borrowers whose wealth is concentrated in assets rather than a paycheck, this approach can provide another path to buying a home. 

What Is an Asset Depletion Mortgage? 

An asset depletion mortgage allows a lender to consider eligible financial assets when determining your ability to repay a home loan. Rather than asking only how much you earn each month, the lender looks at how much qualifying wealth you have accumulated and calculates how much theoretical monthly income those assets could support.

Instead of focusing solely on pay stubs, W-2s, or tax returns, the lender reviews documented assets such as savings, brokerage accounts, certificates of deposit, and, in some cases, retirement funds. Those assets are then converted into a monthly qualifying-income figure for mortgage approval purposes. 

This is an alternative for people whose financial lives do not fit neatly into a standard income box. A borrower may be financially secure, have excellent credit, and maintain significant reserves, yet still struggle to meet conventional income documentation requirements. 

How Asset Depletion Income Is Calculated 

Each lender has its own guidelines, so the exact calculation can vary. Still, the general approach is fairly straightforward.

First, the lender identifies assets that may be eligible for consideration. Common examples include:

  • Checking and savings accounts
  • Money market accounts
  • Certificates of deposit
  • Stocks, bonds, mutual funds, and brokerage accounts
  • Certain retirement accounts, such as IRAs and 401(k)s
  • In some programs, cash-value life insurance or qualifying equity in other assets

Not every dollar is necessarily counted. Cash accounts may receive full value, while investments and retirement assets are often discounted to account for market movement, taxes, penalties, or access restrictions. Retirement funds, for example, may be treated differently depending on the borrower’s age and whether early withdrawal penalties could apply. 

After the lender determines the usable asset amount, many programs divide it by 360 months to create a monthly qualifying income figure. That 360-month period reflects a 30-year amortization schedule, even if the actual mortgage term differs.

For example, imagine that after all required adjustments, you have $1,200,000 in eligible assets. If the loan program divides that amount by 360 months, the calculation would produce approximately $3,333 per month in qualifying income.

That $3,333 is not your mortgage payment. It is the income the underwriter may use when calculating your debt-to-income ratio and determining how much mortgage you can support.

A 360-month calculation is common, but it is not universal. Some asset-utilization programs use 240 months or another formula, and certain portfolio lenders have their own methods.

This is why two lenders can review the same $1 million portfolio and arrive at very different qualifying incomes.

Who Is a Good Candidate for an Asset Depletion Loan? 

Asset depletion financing is not primarily designed for someone with very little income and very little savings. It is intended for borrowers who have meaningful financial resources but do not fit neatly into traditional income documentation. 

This program may be worth exploring if you are:

  • Retired, with substantial investments or retirement savings but limited taxable income
  • Self-employed, with strong personal assets and tax returns that reflect significant business deductions
  • A real estate investor with liquid funds held outside a regular salary structure
  • A high-net-worth professional between careers, recently retired, or living off a portfolio
  • A homeowner seeking to refinance without relying on W-2 income

In Texas, this can be especially relevant for established professionals, entrepreneurs, and retirees who have spent years building wealth through business ownership, investments, or disciplined saving. Their financial picture may be very strong, even if it does not look conventional on paper. 

Typical Asset Depletion Loan Requirements

Because asset depletion mortgages are often offered through non-QM or portfolio lending channels, guidelines are not identical across lenders. That makes the lender selection process especially important.

Still, buyers should generally expect the lender to evaluate several core areas:

  • Credit history: Many programs look for credit scores in the upper 600s or better, although stronger scores can help with pricing and available loan options.
  • Down payment: A down payment of 20 percent or more is common, though requirements vary by occupancy type, credit profile, property type, and loan amount.
  • Assets after closing: Lenders generally want to see that sufficient eligible assets remain after the down payment, closing costs, and required reserves are paid.
  • Debt-to-income ratio: Even when income is calculated from assets, monthly debt still matters. Car payments, credit cards, installment loans, and other obligations can affect buying power.
  • Documentation: Expect to provide recent statements and clear evidence that the assets belong to you and are available under the program’s guidelines.

A strong application is usually about more than one number. The best candidates tend to have solid credit, meaningful liquidity, manageable monthly debts, and a well-documented asset history.

Important Details to Consider

An asset depletion loan can be a smart solution, but it deserves the same careful review as any mortgage decision.

Interest rates and fees may be higher than those available through some conventional loan programs because the underwriting process is more specialized and the loan may fall outside standard qualified-mortgage rules. That does not automatically make the loan a poor choice. It simply means the payment, rate, cash needed to close, and long-term goals should all be reviewed carefully.

It is also wise to think beyond approval. A borrower may qualify for a certain payment, but that does not mean it is the right payment for their lifestyle, investment strategy, retirement plans, or comfort level. Buying a home should feel exciting, not like it puts unnecessary pressure on the assets you worked hard to build.

For self-employed buyers, a bank statement loan may be a better fit if consistent business deposits tell the story more clearly than investment assets do. For others, a conventional loan, a jumbo loan, or a refinance strategy may offer better terms. The right answer depends on the complete financial picture, not just one underwriting guideline.

Are Asset Depletion Loans More Expensive?

They can be. Many asset utilization programs are Non-QM or portfolio loans, which may carry different rates, fees, down payment requirements, and underwriting standards than traditional conventional financing. Specialized portfolio options often come with higher rates and fees in exchange for greater underwriting flexibility.

That does not necessarily make them a poor choice. If a conventional mortgage will not recognize enough of your financial strength to qualify, comparing it only with the rate on an asset depletion loan misses the point. The more useful comparison is between the financing options actually available to you and the financial consequences of each.

Preparing for an Asset Depletion Mortgage

The best first step is gathering a clear inventory of your assets. Collect recent bank, brokerage, and retirement statements, then separate what is liquid and accessible from what may be restricted, volatile, or subject to penalties.

Be ready to discuss the source of large deposits, any recent transfers, trust documentation, and whether funds are jointly held. Clean documentation makes a real difference. Underwriters need to verify ownership, accessibility, and stability, so a well-organized file can prevent unnecessary delays.

Then ask an important question: How will this particular lender calculate my eligible assets?

Do not assume that every asset depletion program uses the same formula. One lender may discount your investments differently. Another may have a more favorable divisor, property guideline, reserve requirement, or treatment of retirement funds.

If you have built significant wealth but your tax returns or paycheck do not tell the whole story, buying a home may still be well within reach. The assets you accumulated over years of saving and investing can sometimes do more than strengthen your financial future. A thoughtful mortgage professional can run the asset calculation before you begin touring homes. That gives you a realistic price range and helps avoid the disappointment of falling in love with a property before the financing details are clear. 

Asset depletion financing is not for every buyer, but for the right person, it can turn years of disciplined saving and investing into a practical path toward homeownership. With the right mortgage structure, they may also help you finance the home you want today.
